Nova Scotia land reports
Know the land before your conditions come due.
We gather the best available mapping and public records for the property into one report, so you can work through your decisions with evidence instead of assumption.
Starting at $495 + HST, within five business days.
Why this exists
Nova Scotia land is harder to fully understand than people expect, even once you're under contract. Zoning, wells, septic capacity, wetlands, road access. It's all real, it's all public record, and it's scattered across a dozen different offices and websites. Once your offer is in, we pull together the best available mapping and records into one report, so you can work through your purchase conditions with an informed picture instead of a guess, before those conditions come due.
Who it's for
People making a decision on a parcel they can't fully see
Buyers under contract
Your conditions have a deadline. The report gives you a documented picture of the property while there is still time to act on it.
Early due diligence
Looking at a parcel seriously but not yet committed. The same mapping tells you whether it is worth writing an offer on at all.
Real estate agents
Something concrete to hand a client working through conditions, so questions about wells, septic and access have a written starting point.
Buying from away
If you can't get to the property before your conditions come due, the maps and the in person walk are the closest available substitute.
Pricing
One report, one price
Level 1 report
A full screening of the parcel from public mapping and records, delivered as one report within five business days, plus an in person walk of the property.
Deeper levels of review are available for parcels that need them, such as subdivision potential or more involved site work. Ask when you get in touch and we will tell you what the available mapping supports.
Turnaround
Within five business days
Tell us your condition deadline when you write and we will confirm whether it can be met before any work starts.
Service area
For a property outside these counties, write to us anyway and we will let you know what the available mapping supports.
Contact us
Send us the property and your deadline
We will come back with whether the mapping supports a useful report on that parcel, what it will cost, and whether your date is workable.
