About We Know Land
I've been a builder since 2015, working across all stages of new construction, and I bring a real estate background in Nova Scotia dating back to 2012. That combination gives me a view of both sides of a land transaction, the build and the sale, that most people working in only one side never get.
Vacant land is not the same purchase as buying a house. A house comes with a structure you can inspect and a sale history you can check. Land doesn't. It comes with zoning rules, well and septic feasibility, wetlands, access questions, and planning designations that rarely show up on a listing.
As a builder, I've been asked to evaluate land constantly, for purchase decisions and for construction viability, which means I've looked at a lot of parcels over the years. I own land myself, so I've worked directly with land use by-laws and planning designations because I needed the answers for my own property, not as an outside advisor. I've also been through wetland delineations, septic and onsite sewage approvals, and everything else that comes with getting a home built on raw land.
I've lived and worked in and around Halifax my entire life, and it's the area I know best. I also own Sanctum Homes, an active modular home building company.
I believe people make better decisions when they have all the information available to them, not a partial picture. That's the whole idea behind this report: help buyers avoid the kind of land mistakes that are expensive, hard to reverse, and usually preventable with the right information up front.
